Very competitive construction financing was provided by NYCEEC (Fred Lee is a good contact). The property is a 1907 brick tenement building, which was in very poor condition. We submitted our PH model to PHI to review all aspects and followed their recommendations including the amount and placement of all insulation and approval of the windows and air barrier methods. All interior and exterior brick walls were repointed and coated with Sto Gold air barrier paint where appropriate to achieve air tightness. We also used Intello for air tightness and to install dense packed cellulose to a depth of 6″ at the front and rear facades as well as under the roof. We installed rigid foam insulation on top of the roof deck. We will be installing 6″ of EIFS to the exterior, courtyard walls as well as at the basement level in the rear of the building in the fall, which will complete the project.
